Do you charge a fee?
Yes, we do. There are three different scenarios: Some apartments are ‘No Fee’ (the landlord pays the entire fee); some are ‘Half Fee’ (the fee is split between the landlord and the tenant), and some are ‘Full Fee’ (the tenant pays the entire fee). It all depends on the rental policy of the owner or manager.

Is the rent and the fee negotiable?
That is at the complete discretion of the landlord. However, our associates are well trained to negotiate individual deals and arrive at an amicable solution between the landlord and the tenant.

How many rents do I have to pay when I sign the lease?
Generally a renter has to pay the landlord the first month’s rent, the last month’s rent and a security deposit. Again, this arrangement may be negotiable.

If I place a deposit on the apartment, does that mean it is mine?
No, it is not yours until the lease is fully executed by both tenant and the landlord.

Can I sublet the apartment during the summer or any other period of my lease term?With the landlord’s approval.

How does permit parking work?
For a minimal yearly fee, residents may purchase a parking permit to park on any street that is signed “Permit Parking”. It is always a good idea to check with your local City Hall first, though.

How far in advance do I generally have to sign a lease?
Generally between 15-30 days in advance of occupancy.
